Tenant admin fee - £240 per tenant
This fixed cost fee covers referencing tenants and verifying their right to residency status by checking identity, immigration and visa status, financial credit checks, obtaining references from current or previous employers/landlords in order to assess affordability as well as conducting viewings, negotiation of the contract terms & conditions and securing the tenancy and agreement. There is a maximum tenant admin fee charge of £720 if three or more individuals are taking up occupancy and entering into the tenancy agreement.
Guarantor Reference Fee (if guarantor required) - £154.80 per guarantor
This is a fixed cost & is payable for each guarantor that is required in order to secure the tenancy.
Security Deposit equivalent to six weeks' rent, payable for the tenancy which will be protected in a tenancy deposit scheme for all assured shorthold tenancies as specified by the Housing Act 2004.
Withdrawal of agreed offer by tenant - There is an administration charge of £1000 should you cancel your offer, or fail to disclose information which could affect your tenancy application references, such as CCJs against you, temporary employment or inaccurate salary after your offer has been accepted by the landlord.
Interest on unpaid rent is payable at 6% above Barclays Bank Plc Base Rate calculated and added daily until the rent is paid.Letters sent by Harrisons relating to late or non-payment of rent or any other tenancy condition breaches - £36 per letter
Amendment of tenancy to include a change of tenant or replacement tenant - £300
References and right to residency checks per tenant in the event of a change of tenant - £154.80
Renewal of the tenancy after the initial contract ends - £180
Failure to keep an agreed appointment at the property in relation to inspections, contractor works or any other access to the property which may be required during the tenancy - £118.80
Negotiating a mutual surrender if the tenant needs to terminate the contract before its expiry: £420
End of Tenancy
Inventory check-out - £154.80 if arranged by Harrisons. If the landlord arranges their own check-out, this cost may vary. (Note: The landlord pays for the initial inventory and check-in at the tenancy start, and the tenant pays for the inventory checkout at the tenancy end.)
