Referencing tenants & verifying their right to residency status by checking identity, immigration and visa status, financial credit checks, obtaining references from current or previous employers/landlords in order to assess affordability as well as negotiation of the contract terms & conditions & securing the tenancy and agreement.
1 weeks rent + VAT
Guarantor Reference Fee - £154.80 per guarantor
Withdrawal of agreed offer by tenant - 1 week’s rent + VAT
Interest on unpaid rent is payable at 6% above Barclays Bank PLC Base Rate calculated & added daily until the rent is paid.
Sending out breach notifications - £36 per letter
Amendment of tenancy to include a change of tenant £300
References & right to residency checks per tenant in the event of a change of tenant £154.80
Extending the tenancy after their initial contact ends - £180
Failure to keep an agreed appointment - £118.80

Note: The landlord pays for the initial inventory & check-in at the tenancy start & the tenant pays for inventory check-out at the end of the tenancy
We like to be clear when stating our fees for finding you a tenant and managing the process. There are 2 different service options available to you as stated below along with our fees. Note, our fees are a percentage of the gross rental income for the period of the tenancy & payable at the start of the tenancy.
Letting service with collection of rent – 11% + VAT
Full management service – 17% + VAT
Renewal fees for the above services
If the tenant chooses to renew their tenancy for a longer period of time that the original length then a fee of 11% +VAT for Rent Collection and 17% +VAT for Fully Managed.

o Inspections - £118.80 (Note: for managed properties, a visual inspection is conducted every 6 months by a member of our Property Management team as part of the service. This inspection fee is only applicable if the landlord requires a full visual inspection conducted by the inventory clerk for a detailed report of condition of property in comparison to the inventory report)
